What does it mean?
(ok, I know this is just a single rainbow over Warren Wilson farm, but still)
You may have heard about the changes in real estate on the national media. Lot’s of click bait stories out there, but essentially, here are the details that are relevant to home buyers and sellers.
Starting August 17, 2024 the following are required:
-
- Buyers must sign an agency agreement before an agent can show them a property
- Buyer agent (BA) compensation will no longer be visible in the multiple listing service (MLS) and sellers may or may not be offering BA commission
- Sellers are not (and never have been) required to provide BA commission
I anticipate we’ll see a number of challenges in the next few months (or more), but I’ve got you!
SELLERS: I am your fiduciary. That means, my job is to advise you on the best way to have your financial goals met. Offering a BA commission at the start of your listing is not necessary the best decision, depending on your goals and the market. Let’s talk about your custom needs.
BUYERS: We will have clear conversations about what this means for you, my fees for service and ways to go about making creative offers that align with the law changes and meet your needs. Please be in touch. First step, however, is always to get your financials in order. Need help with that? Call me. I’ve got people who do that 🙂
